Welcome and thank you for choosing Jensen Property Management and Leasing to assit you with renting your new home. In order to provide you with the best possible service, Jensen Proeprty management & Leasing has established the following Rental Qualifications and Criteria. Please read and be sure you understand the qualifications before signing and submitting the application for rental.

1. Each and every applicant over the age of 18 years must submit a completed and signed Rental Application. The cost for the application is a fee of $35.00 per applicant/co-applicant. Please understand this is a fee that WE are charged and therefor it is NOT refundable.

2. As part of the application, processing a credit report is run on each applicant/co-applicant along with a Criminal Background and Sex Offender report. Jensen Property Management and Leasing examines each report and the following will automatically result in denial of an application:

• An applicant has unpaid utilities
• An applicant has an eviction on her/his credit report
• An applicant has an unpaid balance owed to a Property Management Company, Landlord or Rental Entity
• Credit is more than 50% poor and applicant lacks at least 2 years of verifiable postitivve rental history with Management Company or non-related Landlord.
• Insufficient Credit

3. Each and every applicant/co-applicant must present valid government photo identification. The following are examples of acceptable ID:

• State Issued Photo ID
• Driver’s Licence
• Passport
• Military ID

4. Income must be verified at 2.5 times the rent amount.

5. Applicant/co-applicant must provide at least 2 years of positive, verifiable rental history through a Management Company, Landlord or Rental Entity.

6. Applicant/Co-applicant must not have drug or alcohol related offenses within the past 2 years, and must provide documents to Jensen Property Management and Leasing that show he/she has completed all our required programs and other related programs. Felony offenses including sexual offenses, violent crimes against person(s), theft and drug related offesnses will result in automatic denial of the application.
